Legal context and recommendations
Termite inspection is not legally required (unlike pre-demolition asbestos surveys). However, under the Housing Defect Liability Law, sellers may be liable for hidden defects for up to 10 years (new construction). For existing homes, liability depends on the contract.
Voluntary pre-purchase inspection is best done by a Japan Termite Control Association (公益社団法人日本しろあり対策協会) certified contractor. The association operates a technician certification scheme; certification status indicates work quality.
If you take out existing-home defect insurance (voluntary, ~¥30,000, up to 5 years coverage), an inspection is required as a condition of cover — termite damage is one of the items checked.
